In 1972, Almaden Villa Tract 5472 was formed by the Del Webb company and these represent the first 100 plus home sites in our neighborhood. Del Webb and the original homeowners agreed to include Covenants, Conditions, and Restrictions (CC&R’s) in the deeds of every home that stipulate the existence of the reservoir and that the three related reservoir lots “shall not be used for residential purposes” in perpetuity. After selling all of the beautiful home sites in our tract, the developer later gifted the three “lake lots” to the Almaden Golf and Country Club. This deed specifically incorporated the same CC&R’s that serve to protect the reservoir lots from residential development unless amended by a majority of the members of Almaden Tract 5472. It has been in place for more than 60 years, long predating the creation of our neighborhood. A rich and diverse wetlands/riparian habitat, it is home to an abundance of wildlife and part of the fabric of our neighborhood.
